What does my CSV need?

Best input is a cleaned tax-delinquent list from your county, saved as a CSV with these exact headers: First Name, Last Name, Property Address, Property City, Property State, Property Zip. One row per property. Anything extra rides along and comes back untouched.

Where do I get the list?

Pull the tax-delinquent list from your county (tax assessor / collector office or their site), clean out the junk rows, and line the columns up to the template above. That cleaned county list is exactly what the rater is built to score.

How is each property scored?

We compare every property against the deals that have actually closed — the behavior and patterns that lead to a signed contract. Most tools rank by static characteristics like beds, baths, and equity. We don't. You get a verdict plus a 1–100 confidence score on every row.

Why rate before skip tracing?

Rating is cheaper than skip tracing. Filter trash with the cheap tool, then only pay to find contact info on properties that are actually targets.

What's the turnaround?

Within 48 hours, emailed back as a sorted file. Bigger lists at the front of the queue still land inside that window.

Is there a minimum?

200 records — about $14 to put us to the test. Smaller lists are billed at that 200-record price; the math doesn't work below it.

What happens to my list?
